The single biggest risk in a property purchase is a document you did not check. Before any money changes hands, make sure each of these is clear and in order.
The essential checklist
- Title deed: confirms the seller genuinely owns the property and can sell it
- Encumbrance certificate: shows there are no pending loans or dues on the property
- RERA registration: verifies the project is registered and compliant
- Sale agreement: the terms, price and timeline, reviewed before you sign
- Approved building plan: confirms the construction is sanctioned
- Occupancy certificate: proof the building is legally fit to occupy
- Khata and property-tax receipts: confirm municipal records and paid dues
- Sanctioned layout and conversion (for plots and land): confirms approved, converted land
Not sure how to read these? My Aasthi's legal service traces the title and checks every document, then gives you a plain-language opinion on whether it is safe to proceed.
A simple rule
